Fire Doors for Banks and Financial Institutions: Protecting Financial Infrastructure

Fire Doors for Banks and Financial Institutions: Protecting Financial Infrastructure

A fire in a bank headquarters building is a multi-dimensional emergency. Beyond the immediate risk to people, it threatens irreplaceable physical records, core banking system infrastructure, vault security, and the regulatory compliance documentation that every licensed financial institution in Pakistan must maintain. Banks operate in some of the highest-value commercial real estate in the country — large, multi-storey buildings in prime urban locations, occupied by hundreds of staff and visited by thousands of customers, with critical infrastructure that cannot tolerate downtime.

Karachi Steel Services has supplied fire-rated door assemblies to financial sector clients in Pakistan. Our completed projects include HQ building installations for Habib Bank (HBL) and Standard Chartered Bank Pakistan — two of the country’s most prominent financial institutions, both operating large headquarters buildings with complex fire safety requirements across multiple floors, departments, and secure zones.

The Specific Fire Risks in a Bank Building (UL 10C | BS 476 | EN 1634-1)

The server room and core banking infrastructure room is the highest-risk zone in any modern bank building. These rooms house the systems that process every transaction, maintain every account balance, and route every payment across the bank’s network. A fire in the server room that is not immediately contained can take the bank’s entire transaction processing capability offline — with consequences that extend to every customer, every branch, and every counterparty in the bank’s network.

Vault areas present a different but equally serious fire risk. While vaults are designed to be highly secure, the surrounding corridors and access routes must be properly compartmentalised so that a fire originating outside the vault does not compromise the structural integrity of the vault enclosure or trap staff in the secure area during an emergency.

Trading floors and large open-plan office areas in bank HQ buildings — like those at the HBL and Standard Chartered headquarters — present the evacuation challenge that any large open-plan space creates. Fire doors at stairwell entries and the boundaries of compartmented zones ensure that evacuation routes remain smoke-free and accessible throughout a fire event.

What Regulatory Authorities and Auditors Require (UL 10C | BS 476 | EN 1634-1)

Banks in Pakistan are regulated by the State Bank of Pakistan (SBP), which sets operational resilience requirements that include fire safety provisions for core banking infrastructure. International banks operating in Pakistan — including Standard Chartered — are also subject to their parent organisation’s global facilities standards and regular international audit. Fire door certification documentation forms part of the evidence package submitted during these audits.

For the Standard Chartered Pakistan headquarters installation, our fire door assemblies were specified to BS 476 Part 22 to align with the UK-based parent organisation’s global facilities standard. For HBL, the specification referenced UL 10C — matching the standard used across HBL’s international operations. Karachi Steel Services carries both certifications, which is why financial sector clients with international audit obligations specify KSS.

Where Fire Doors Are Required in a Bank HQ Building (UL 10C | BS 476 | EN 1634-1)

Server rooms and data centre areas within the bank building require fire doors rated to at least 90 minutes, with full smoke sealing and integration with the building’s fire suppression system. Where gas suppression systems are installed in server rooms, fire doors must provide a complete seal at the moment of suppression deployment — a leaking fire door renders the suppression system ineffective.

Stairwell entries on every floor require certified fire doors. In a multi-storey bank HQ building, a single unprotected stairwell can transmit smoke from a lower-floor fire throughout the entire building within minutes. The stairwell fire doors installed at HBL and Standard Chartered headquarters ensure that these evacuation routes remain tenable regardless of which floor an incident originates on.

Cash handling areas, strong rooms, and document archiving areas must be individually compartmentalised. The concentration of high-value assets and critical documents in these areas makes fire compartmentation both a safety and a business continuity requirement.

Security-Compatible Fire Door Hardware (UL 10C | BS 476 | EN 1634-1)

Banks require fire doors that are also access-controlled — doors that are fire-rated, provide a physical security barrier, and are monitored by the building’s electronic security system. This means the fire door hardware must be compatible with electromagnetic door holders, electronic strikes, access card readers, and remote monitoring systems — without compromising the door’s certified fire performance.

Karachi Steel Services has experience supplying fire door assemblies with access control compatible hardware for financial sector installations. The door’s fire certification is maintained — the electronic components are integrated in a manner that does not affect the door’s ability to close, seal, and hold to its rated performance in a fire event.

The KSS Record in Pakistan’s Financial Sector (UL 10C | BS 476 | EN 1634-1)

Our fire door installations at Habib Bank and Standard Chartered Pakistan represent some of the most specification-intensive projects we undertake. The documentation requirements, the coordination with security system integrators, and the need for minimal business disruption during installation all demand a level of project management and technical precision that general contractors cannot provide. KSS manages the entire process — site assessment, fabrication, installation, and documentation — from a single point of accountability.
