High-Rise Buildings in Karachi: Fire Door Requirements No Developer Can Ignore

Karachi is building upward. Civil Lines, Shahrah-e-Faisal, DHA, Clifton, and PECHS are seeing a generation of high-rise residential towers, commercial plazas, and mixed-use developments that did not exist a decade ago. With vertical density comes a fire safety challenge that is fundamentally different from low-rise construction — and the central solution to that challenge is the fire door.

The Chimney Effect — The Defining Risk in Tall Buildings (UL 10C | BS 476 | EN 1634-1)

The chimney effect — also called the stack effect — is the defining fire risk in tall buildings. Warm air rises through vertical shafts, creating an upward draft that pulls fire and smoke from lower floors toward upper floors. In a building without fire-compartmentalised stairwells, this effect turns the evacuation route into the primary smoke distribution channel. People descending from upper floors walk directly into smoke moving upward — the opposite of what evacuation requires.

Elevator shafts are equally dangerous. Without fire doors at each landing, smoke and flames can travel the full height of a building through the elevator opening. In the Chapal Skymark installation, every stairwell entry across all residential floors received a certified fire door assembly — ensuring that the vertical escape route remained a safe and usable path regardless of which floor the fire originated on.

What Pakistan’s Building Code and International Standards Require (UL 10C | BS 476 | EN 1634-1)

The Pakistan Building Code requires fire-rated compartmentation in all multi-storey buildings, with specific provisions for stairwell enclosures, corridor partitions, and elevator lobby separation. International developers working in Karachi typically specify to NFPA 101 or BS 9999, which have detailed prescriptive requirements for door ratings, hardware, and installation.

For stairwell doors in a residential high-rise, a 60-minute rating is the minimum. In commercial towers with high occupancy loads, 90-minute ratings are standard. Every stairwell entry on every floor requires a fire door. In a 20-storey building with two stairwells, that is 40 fire door openings at minimum before any corridor doors, plant room doors, or service riser doors are counted. For Roshan Residency on Shahrah-e-Faisal, the complete door schedule was fabricated and delivered in a phased sequence aligned to the floor-by-floor fit-out programme.

Elevator lobby separation requires fire doors on both sides of the lobby. Car park to building connections must have fire doors that prevent vehicle fire from entering the occupied tower — typically 90-minute rated and self-closing with smoke seals.

What Developers and Contractors Need to Know (UL 10C | BS 476 | EN 1634-1)

Procurement of fire doors for a high-rise project is not a last-minute decision. Door schedules must be finalised and reviewed by the fire consultant during the construction documentation phase. Frame embedment into reinforced concrete or masonry walls must be coordinated with the structural contractor.
